Hell House LLC: Lineage - Release date news, cast details, and more about the upcoming horror franchise entry

Writer-director Stephen Cognetti returns with Hell House LLC: Lineage, the fifth installment of the Hell House LLC franchise, which stars Elizabeth Vermilyea and Searra Sawka in key roles.

Cognetti has been actively working on this series for over a decade. The first movie, Hell House LLC (2015), introduced fans to the mystery surrounding the Abbadon Hotel, dubbed Hell House. It used a found-footage documentary format to follow this story, and the latter installments worked with the same stylistic approach.

Unlike them, Cognetti's 2025 film is the first project in the franchise not to stick to this method. In a May 15 interview with Fangoria, he revealed the reason behind this creative decision.

“For the story, scope, and scares I wanted to write in Lineage, found footage was going to be too restrictive to make the film that I wanted to make. I set out to make a Hell House movie like you’ve never seen, and I promise you won’t be disappointed in the change of format," he said.

Produced by Cognetti Films and Shudder, the fifth franchise installment will be released in theaters this summer. It will be initially released in theaters before being available to stream online.

Hell House LLC: Lineage is gearing up for a theatrical release on August 20, 2025, with Terror Films and Iconic Events handling its distribution.

According to an April 2025 report from Bloody Disgusting, the film is expected to be released on Shudder, the horror-thriller streaming platform, sometime in late October.

Still, Stephen Cognetti believes his new movie, said to be the final chapter of the franchise, should be seen in theaters. In line with this, he told Fangoria,

“This is by far the biggest Hell House of the series, so experiencing it in a theater is definitely the best way to consume the final chapter.”

What is the plot of Hell House LLC: Lineage?

Hell House LLC will conclude its saga in the 2025 movie, which will likely tie up all its narrative threads. Subtitled, Lineage, the film's official plot synopsis reads:

"Haunted by visions and recurring nightmares years after a near-death experience, Vanessa Shepherd finds herself living in the town of Abaddon, unable to break free from its unexplainable hold on her."

It further says,

"When people around her suddenly and inexplicably begin to die, she soon uncovers her terrifying connection to the Abaddon Hotel, the Carmichael Manor, and the mysterious murders that have been occurring for decades, long before Hell House LLC."
